Any and every one who has sold a home in Montclair and the surrounding communities has a story to tell. Whether a good experience or a less than spectacular experience, each has something to share that may help or may hinder your own home sale.
Having been in the business a good number of years and having worked with a great number of buyers and sellers, I’ve learned a few things about what works and what doesn’t. Would you like to know the ONE SECRET I’ve discovered that works time and time again and results in a successful experience when selling a home?
You may already have heard or experienced yourself how stressful moving can be. Did you know moving is listed as one of the top three most stressful situations we go through? Reducing or even eliminating that stress is key to a satisfying real estate transaction.
YOUR SALE IS A BUYER STORY, TOO
In the midst of a home search, it can be overwhelming, trying to keep track of which features and what feelings went with which house. Was that third home perfect, except for the tile in the bathroom? What will it cost to replace that tile? Or was that tile in the second house? Did the feelings inspired by their viewing influence them to make an offer, or at least desire a second look?
When the time is right for you to move on and sell your property, there is one absolutely important feature you have the ability to ensure your house has.
MAKE IT EASY FOR A BUYER TO ENVISION THEMSELVES IN THE HOUSE!
A ménage of colors, décor, clutter, dirt, overstuffed closets, overstuffed cabinets, too much furniture will put a prospective new owner on tilt and leave them feeling like this house is just TOO MUCH WORK!
REDUCE THE “IF” FACTORS
There are two things could happen when a house gives off a “too much work to do” vibe;
- IF the house is in the right location
- IF the yard is great and
- IF the main features the buyer wants are there and
- IF the neighborhood is precisely where they want to live
… then you MIGHT still see an offer.
However, I most likely will be lower than you want, or you will see an offer with a list of repairs a buyer wants completed.
IF you don’t overload prospective buyers with your style preferences and collections of unusual art but instead, let them see the same wonderful features that first attracted you to the house, you are more likely to get that full price offer in a very timely manner in this marketplace.
Even with tight inventories and a full buyer pool, making sure your home’s fabulous personality shines through is the quickest way to a successful, full priced, low to no stress transaction. Your local marketing specialist has the know how to get you moving!
