What NOT to do when selling your NJ home – and WHY!

All the experts say DON’T do these things when selling Your NJ home – but do you know WHY?

Ready to put your Montclair or nearby home on the market?  Excellent choice!  First on the ToDo list should be to enlist the aid of an equally excellent market specialist to assist you.  As you begin putting together a checklist based on best practices when selling you are sure to discover a few things it is recommended you NOT do!  There’s good reason why some things need to be kept OFF the ToDo list, and here are a few, with the reasons why, you need to cross off the list immediately:

THIS IS NOT THE TIME FOR ANY EXTENSIVE REMODEL PROJECTS!

WHY?  Over improving is one of the main reasons people tend to overprice a home, and then suffer disappointment when they do finally sell – without realizing the return on their investment in the remodel they had hoped for.

This is the right time to complete any projects that were already started, because buyers may not have the vision to see the finished product but instead they may just see a “mess” they will inherit if they buy your house!

This is also the best time to make any needed and obvious repairs, but don’t go beyond the necessary.

THIS IS NOT THE TIME TO EXPERIMENT WITH INTERIOR DESIGN!

WHY?  You aren’t going to live here anymore.  The latest trends, the hippest colors and your personal taste may repel rather than attract buyers!  Neutral is your best friend when selling.  If the walls need paint, choose a neutral color.  If new countertops are really a must – stay neutral in color and design.

This is the best time to de-personalize the entire house.  Get a jump start on your packing and get in the moving mood by packing away those family heirlooms, precious pieces of art and family photos.

This is also the best time to go for that clean uncluttered look of a magazine layout in each room

THIS IS NOT THE TIME TO VISIT WITH POTENTIAL BUYERS!

WHY?  No matter how friendly and kind your intentions, almost all potential buyers will be inhibited from really looking at the house, checking out closets and cabinets with a current owner hanging over their shoulder. People don’t buy houses they haven’t been able to fully explore and imagine themselves living in the spaces.  Just your presence puts a subtle pressure on them which will actually send them running away from your house rather than think about buying it.

This is a great time to go for that walk around the neighborhood to say goodbye that you’ve been meaning to get around to.

This is also an excellent time to go get ice cream, a cup of fancy coffee or a quick work out at the gym, whatever helps you relax!  Moving is listed as the third most stressful time in a person’s life.  Every showing can be a stress inducer, so do whatever makes you relax during each one!
