We are barely into 2018 and the timing is terrific to put that home on the market and get it sold! Why wait? You’ve got plans this year, and there’s no time like the present to put them into action.
The Federal Reserve rate hike hasn’t made any noticeable difference in mortgage interest rates and this is very good news for home owners who have been thinking about selling. Are you one of those who has been putting off a sale because you were waiting to see how these changes would affect buyer behavior? The buyer market is overflowing!
Buyers are anxious to take advantage of the lowest home mortgage interest rates in decades and realize their home ownership dreams. If you want to sell a home, demand is high and right now the competition is low. With the flood of buyers in the marketplace your biggest selling issue may be packing fast enough when the house sells!
Price per square foot increased over last year and prices are expected to continue to increase for the time being.
One word of caution is in order, though. With all that going on it can lead to a false sense of security that no matter what the price or condition, if you want to sell a house it will be fast and easy.
While the time is ripe to sell, you still need to follow tried and true industry practices to get top dollar for your home.
Attention to the small details can add up to BIG MONEY for your sale. Like these:
- No time or money to update? Give the kitchen and bathrooms a fast facelift with new cabinet pulls in the latest style and install a more modern faucet for a brand new look. Paint should never be underestimated!
- De-clutter! Sure you’ve heard it a thousand times, but that’s because it makes such a HUGE difference. You have to pack to move anyway, so you might as well begin now and reap the benefits!
- What is the best feature in each room of the home? Arrange furniture and lighting to highlight that feature so no buyer walking through will miss it
(HINT: Red really draws the eye. Can you add a vase of red flowers to the area to pull the eye to it?)
- CURB APPEAL; there is no getting around the importance of the first impression. Clean the porch, clear the walk path and make the best one possible.
Whatever the market conditions there is one thing that remains so constant you can count on it working in your favor every time, any time.
